Existing Properties

Property buyers, real estate investors, and mortgage lenders need to know and understand the condition of the properties they are investing in so that they can make proper investment decisions. We at SURVEYS INC. have extensive experience in evaluating existing properties. Well over 2,500 property evaluations have been completed. The property evaluations require an on-site, physical assessment of the existing project site and building facilities.

Property Condition Assessments

Property assessment evaluations are summarized in Property Condition Reports (PCRs). The PCRs are completed in compliance with ASTM E-2018 or with more specific requirements. The PCRs will include our assessment review of the project's site, architectural, structural, plumbing, mechanical, electrical, and fire protection systems for the purpose of identifying any deficiencies that require immediate life safety repairs or short-term repairs, as well as future anticipated replacements. The project components or systems in need of repairs or future replacements are summarized with cost estimates provided in repair schedules and reserve schedules.

Supplementary Evaluations

Additional in-depth assessment reviews are required in special situations where conditions warrant or as required by client. While our standard PCRs meet or exceed the specific requirements of HUD, Fannie Mae, Freddie Mac, ASTM, the specific Life Insurance Company, etc., there are many instances where the standard level of due diligence needs to be supplemented with additional information in order to make a sound investment decision.
